Empirical evidence shows that residential buildings in New Taipei City with a Green Building Label have an average premium of 7.5% compared to those without the label. In other words, buildings with a Green Building Label can indeed be sold at higher prices, with a price difference of approximately 7.5%!

When further distinguishing the premium by Green Building level, the findings for residential buildings in New Taipei City are as follows:
  • Certified Green Building: Premium rate of 13.3%
  • Bronze Green Building: Premium rate of 1.3%
  • Silver Green Building: Premium rate of 1.9%
  • Gold Green Building: Premium rate of 4.5%


This indicates that all levels of Green Buildings can achieve a premium. However, apart from the Certified Green Buildings, which have a premium rate exceeding 10%, the premium rates for the other three higher levels do not surpass that of the Certified level. This suggests that at the time, Green Buildings were not particularly favored by consumers, who were unwilling to pay significantly more for buildings with higher-level Green Building Labels.

Impact of the Green Building Label on Prices of Different Housing Levels

Next, let’s examine how the Green Building Label affects housing prices across different price levels. Research shows that high-priced residential buildings with a Green Building Label have a premium rate of 3.1% compared to those without the label, while low-priced residential buildings have a premium rate of 14.6%, nearly four times higher.

It is evident that the price increase due to the Green Building Label is greater for low-priced residential buildings than for high-priced ones.


Impact of the Green Building Label in Different Areas

Finally, in terms of location, we find that Green Building residential buildings in central urban areas have a premium rate of 7.9%, while in suburban areas, the rate is 18.3%, nearly three times higher. This implies that Green Buildings in prime locations with higher housing prices in central urban areas do not necessarily enjoy a higher premium rate. In other words, Green Buildings in suburban areas may have better price competitiveness!

Are Green Buildings More Expensive? Can the Green Building Label Increase Housing Prices?

In response to environmental protection and sustainable development, "Green Building" has become a global trend. The goal is to create buildings that "consume the least amount of Earth's resources, generate the least waste, and have ecological, energy-saving, and health features," thereby achieving a vision of coexisting harmoniously with the planet.

Based on the research results mentioned above, it is clear that residential buildings in New Taipei City with a Green Building Label are indeed priced higher than those without the label, with an average price increase of about 7.5%! When further segmented by level, the premium effect of Certified Green Buildings is nearly ten times greater than that of Bronze or Silver labels, and even the Gold level's premium rate is only one-third of that of the Certified level. Additionally, the premium rates for high-priced Green Buildings and Green Buildings in central urban areas are lower than those in suburban and low-priced areas.

In summary, although obtaining a Green Building Label does bring about a premium effect, the premium rate for "Three High Residences" (high-priced area, high-priced residential buildings, and high-level labels) is relatively low!
